Both Allen Zip Codes Are Slow to Clear.One Is Much Slower Than the Other.

Something quietly consistent happened in Allen this summer. Homes in both of its zip codes sold at almost the same pace, and yet the two markets are absorbing their current inventory at very different speeds.

Start with days on market, because that's where the two halves of Allen look almost identical. Across the territory, the median days on market for a completed sale in the twelve weeks ending August 30, 2026 was 62 days, drawn from 289 sales. That number holds up at the local level too: in Allen's northern zip, the median was 62.5 days on 184 sales, and in Allen's other zip, the median was 62 days on 105 sales. However you slice it, this was not a fast market. Only about 2% of sales across the territory closed within a week.

The real story shows up somewhere else: how quickly what's currently for sale is actually clearing.

Twelve weeks ending August 30, 2026

In Allen's northern zip, the thirty-day absorption reading came in at 0.19, out of 225 homes counted in current inventory. That is a slow pace by any measure, but it's not the slowest in town.

In Allen's other zip, the thirty-day absorption reading was just 0.09, out of 184 homes in current inventory. That's roughly half the pace of its northern counterpart, even though the two zips took nearly identical amounts of time to sell a given home. A market can move buyers through individual transactions at a normal clip while still building up a standing pool of inventory that clears far more slowly than it should. That's what's happening in the southern zip right now.

One more figure lines up with this same read, and it doesn't come from location at all. Across the territory, homes with air conditioning sold in a median of 58 days, while homes without it took a median of 78.5 days, a gap wide enough that it almost certainly isn't noise. In Allen's southern zip specifically, that same gap shows up even more sharply: 53 days with air conditioning against 85 days without. Whatever is slowing absorption in that zip, it isn't showing mercy on homes that skip a basic comfort feature buyers are clearly filtering on.

Taken together, these numbers don't argue with each other. The absorption pace, the days-on-market figures, and the air conditioning gap all point the same direction: this is a market where buyers are taking their time, being selective, and letting homes without obvious advantages sit. There's no tension here to explain away. Every signal in Allen right now is telling a version of the same story.

For anyone with a home listed in Allen's southern zip, especially one without air conditioning, the practical read is straightforward. The pace of sales themselves hasn't collapsed, but the backlog of unsold inventory is building at nearly double the rate of the northern zip. That usually shows up as more competition for buyer attention and less patience for a home that isn't presenting its best case immediately.

For buyers, the same numbers cut the other way. A slower-clearing pool of inventory, especially in the southern zip, means more selection and more room to be choosy about a home's features rather than settling.

What's worth watching next is whether that absorption gap between the two zips narrows or widens. If the southern zip's pace keeps falling further behind the northern one, that's a market correcting itself through price and condition rather than speed. If it closes instead, this may turn out to be a temporary imbalance rather than a lasting divide between two zip codes that, on paper, look like they should behave the same way.
